SPECIFICATION

Purchasers will benefit from moving
into interiors that are fully decorated,
and already fitted with floor coverings,
(to Living, Dining, Hall, Kitchen and
Bathrooms only) kitchen appliances
and quality kitchen cabinets. Please
note that the design of individual
rooms will vary.
KITCHENS
All kitchens will be fitted with a pre-selected
fully fitted kitchen from a
leading manufacturer and will include
Integrated Stainless Steel Electric Oven;
Gas Hob with Integrated Extractor Fan;
Integrated or Free-standing Washing
Machine/Tumble Dryer; Integrated
Dishwasher (in majority of apartments);
Integrated or Free-standing
Fridge/Freezer.
BATHROOMS & SHOWER ROOMS
All bathrooms and en-suite shower
rooms have white sanitary ware with
chrome fitments. Electric or thermostatic
showers are fitted above all baths.
Shaver sockets and chrome heated
towel rails will be installed as standard.
White wall tiling to shower and bath
areas will be provided with mirrors
above sink and painted white emulsion
to enhance the walls.
CENTRAL HEATING & SMOKE DETECTORS
The central heating and hot water gas
fired system will be fully automatic
whilst the radiators will be further
controlled by individual thermostatic
controls. A mains connected smoke
detector will be installed in central
positions in each property.
TELEPHONE & TELEVISION POINTS
Telephone and Television points are
installed in both the Living Room and
the Master Bedroom.
LIGHTING & ELECTRICAL
All Apartments will have a variety of
attractive low voltage downlighters,
ceiling spots and pendants.
WINDOWS & DOORS
Internal pass doors and wardrobe doors
will be timber veneer and fitted with
brushed stainless finished ironmongery.
Windows are sliding sash and case.
WALL & FLOOR COVERINGS
The walls have two coats of white
emulsion applied whilst woodwork is
finished with white eggshell paint. The
majority of apartments will have laminate
flooring to the living, dining rooms, hall
and kitchens. The bathrooms and
en-suites will be fitted with vinyl or
floor tiles - please refer to the sales
agents regarding individual properties.
SECURITY & CIRCULATION AREA
Entry to each Apartment will be
controlled by a door entry system with
an intercom at the main entrance and a
handset located in the hall area of the
property. The public areas will be
illuminated and stairwells within the
Administration Block will be carpeted or
where possible left as originally finished.
FACTORING
All areas within the development,
such as common stairwells, car
parking, lighting, bicycle storage, will
become the responsibility of the
Resident's Association and will be
administered by a professional factor.
DOCUMENTATION
A pack of relevant manuals for each
Apartment will be given to the purchaser
on completion and handover of the
individual properties.
