SPECIFICATION

APARTMENT INTERIORS

Each apartment within Drumsheugh Gardens has an individual layout offering a mix of traditional and contemporary interiors whilst retaining much of the original character of these B listed former townhouses. Careful attention to detail has been given throughout and wherever possible original features have been restored. All apartments have well designed quality kitchens and bathrooms and a variety of attractive floor coverings to the public and circulation areas.

KITCHENS

Kitchens have been supplied and fitted by leading manufacturer, Commodore Kitchens. Designs incorporate granite work surfaces and upstands, under unit lighting and a Franke under slung sink. SMEG appliances including stainless steel oven and gas hob, cooker hood, integrated, combined or separate fridge and freezer and integrated dishwasher are incorporated together with a NEFF stainless steel microwave. Integrated combination washing machine/tumble drier is located within the kitchen design or where apartments have a separate utility room is freestanding.

BATHROOMS AND SHOWER ROOMS

Quality white bathroom fitments complemented by Hansgrohe fixtures and fitments fitted throughout. Bathroom and Shower Rooms are fully tiled with ceramic tiles. Mirrors feature above Duravit wash hand basins, with fitted showers over the majority of baths and Phillip Stark designed walk-in showers within Shower Rooms. Shaver sockets and chrome heated towel rails are installed as standard.

WINDOWS AND DOORS

Entrance and internal pass panelled doors have been refurbished where possible or replaced with a new traditional panelled door and fitted with satin nickel finished ironmongery. Generally the sash and case windows have been carefully restored, but where replacement has been necessary these reflect the original style. Shutters exist on some windows and have been carefully refurbished. Where there are fitted wardrobes, doors are sliding with pre-selected oak or walnut veneer.

WALL, CEILINGS AND FLOORS

Generally flooring is installed in the majority of areas including Public Rooms, fitted with Tarkett Rumba engineered timber flooring in pre-selected oak or merbau which has also been reflected in the hallways and open plan kitchen areas. Bathrooms, shower rooms and enclosed kitchens have floor tiles. All walls are decorated in matt emulsion with woodwork in eggshell. A feature throughout the majority of apartments is the high ceilings, some of which have restored original cornices.

TELEPHONE & TELEVISION POINTS

Each apartment has a number of telephone and television points installed throughout. Cable Television is available in the area and for those wishing to subscribe each apartment has been fitted with the necessary wiring.

CENTRAL HEATING AND SMOKE DETECTORS

The central heating and hot water condensing gas-fired system is fully automated. Original cast iron restored radiators used where possible and complemented by contemporary radiators controlled by individual thermostats thoughtfully sited in rooms. Mains connected smoke detectors will be installed in central positions in each property.

LIGHTING AND ELECTRICAL

A combination of low voltage downlighters, wall lights, ceiling spots and pendants, layouts designed to suit each apartment. A 5-amp ring main feature has been installed in the Public Rooms enabling freestanding lights to be centrally switched.

SECURITY AND CIRCULATION AREAS

Access to apartments at both Nos. 20 or 21 Drumsheugh Gardens is gained through grand reception halls and restored pencheck stairs with timber balustrade. Entry to each property, with the exception of main door properties, is controlled by video door entry system with an intercom located at the entrances to both No. 20 and 21 and a handset located within the apartment. Mailboxes are located at the entrances to both No 20 and 21. The public areas Illumination is provided by Clipper wall lights and the stairwells are carpeted. During daylight hours natural light floods the stairwells from the restored cupolas. Apartments accessed from No. 20 benefit from lift access to all floors.

GARDENS, REFUSE, BICYCLE AREAS & CAR PARKING

Owners purchasing one of these properties will be provided with a key to enjoy private access to the nearby Drumsheugh Gardens. The gardens are administered by the local Upkeep Committee. A sheltered bicycle storage and refuse facility is located to the rear of the building. LG1, LG2 and LG3 have their own private gardens. PROPERTY MANAGEMENT

All common areas within the development, including stairwells, car parking, lighting, bicycle storage, refuse areas, and passenger lift will become the responsibility of the Resident's Association and will be administered by a professional factor.

A pack of relevant manuals for each Apartment will be given to the purchaser on handover of the individual properties.
