SPECIFICATION
APARTMENT INTERIORS
The spacious layouts of the apartments
in this development offer a choice of
traditional or contemporary interiors.
All apartments have designed quality
kitchens and bathrooms and a variety
of floor coverings to the public areas.
Please note that the design and
specification of individual rooms
will vary.
MAIN ENTRANCE HALLS
A combination of timber laminate
flooring, tiling and carpets will be
used as appropriate, with each
apartment having a recessed matt
well at its entrance.
KITCHENS
All kitchens are fitted with SMEG
appliances including stainless steel
electric oven and gas hob, cooker
hood, integrated, combined or separate
fridge and freezer, combination washing
machine/tumble drier, dishwasher
and microwave.
BATHROOMS & SHOWER ROOMS
Quality white bathroom fitments with
Hansgrohe chrome fittings will be used
throughout. Shaver sockets and chrome
heated towel rails will be installed as
standard. Wall tiling to shower areas
and mirrors will feature above the
majority of wash hand basins.
CENTRAL HEATING & SMOKE DETECTORS
The central heating and hot water gas
fired system will be fully automated
with radiators controlled by individual
thermostatic controls. Mains connected
smoke detectors will be installed in
central positions in each property.
TELEPHONE & TELEVISION POINTS
Telephone and Television points are
installed in both the Living Room and
Master Bedroom. Where a study/
bedroom is accessed from the living
space points will also be provided. A
communal satellite will be provided for
those purchasers wishing to subscribe.
LIGHTING & ELECTRICAL
All apartments have a combination of
low voltage downlighters, wall lights,
ceiling spots and pendants, layouts
designed to suit the specific apartments.
WINDOWS AND DOORS
All entrance doors have a traditional
appearance. Apartments with a more
contemporary interior have internal pass
doors and wardrobe doors in timber
veneer and fitted with brushed stainless
finished ironmongery. The traditional
interior apartments have refurbished
moulded panel doors throughout.
Generally the sash and case windows
have been carefully restored, but where
replacement has been necessary these
reflect the original style.
WALL & FLOOR COVERINGS
Flooring will be installed in the majority
of areas throughout the properties
with a timber laminate flooring to the
hallway, living and kitchen areas and
vinyl or tiling to the bathrooms, shower
rooms and WCs - please refer to the
sales agents regarding individual
properties. All walls and ceilings will be
decorated in matt white emulsion with
woodwork in white eggshell.
SECURITY & CIRCULATION AREA
Entry to each property will be controlled
by a door entry system with an intercom
at each stair entrance and a handset
located within the property. The public
areas illumination is provided by wall
lights and the majority of stairwells will
be carpeted.
PROPERTY MANAGEMENT
All common areas within the
development, including stairwells, car
parking, lighting, bicycle storage, refuse
areas will become the responsibility of
the Resident's Association and will be
administered by a professional factor.
DOCUMENTATION
A pack of relevant manuals for
each Apartment will be given to
the purchaser on completion and
handover of the individual properties.
