INTERIORS AND SPECIFICATION

Purchasers will benefit from moving into interiors that are fully decorated, kitchens will come complete with modern appliances and quality kitchen cabinets, all properties will be partially fitted with a variety of floor coverings. Where possible original features such as windows and fireplaces have been retained. Please note that the design and specification of individual rooms will vary.

Main Entrance Halls
Main Entrance Halls - Staircase designs along with banisters are being replaced with new. A combination of hardwood flooring, tiling and carpets will be used where appropriate. Walls will be painted with two coats of white emulsion.

Kitchens & Bathrooms
Kitchens and Bathrooms - A wide choice of traditional and modern kitchens have been supplied by leading manufacturer, ALNO. All kitchens will be fitted with Neff electric oven, gas hob, cooker hood, integrated, combined or separate fridge and freezer, combination washing machine/tumble drier, dishwasher and microwave. Quality white bathroom fitments with Hansgrohe chrome fittings will be used throughout. Shaver sockets and chrome heated towel rails will be installed in both bathrooms and en-suites. White wall tiling to the shower areas will be provided and mirrors will feature above the majority of wash hand basins.

Central Heating and Smoke Detectors
The central heating and hot water gas fired system will be fully automatic whilst the radiators will be further controlled by individual thermostatic controls. A mains connected smoke detector will be installed in central positions in each property. The houses will benefit from the addition of built in contemporary, gas fires, as will the Stables and Cottages, which in some cases will have a contemporary, steel, gas fired stove.

Windows & Doors
Internal pass doors and wardrobe doors will be a mix of white flush, glazed and timber lined and fitted with brushed stainless finished ironmongery. Where possible, original doors will be re-used. The external doors to each property will fitted with letterbox and doorbell. Windows are carefully restored where possible, or replaced with traditional sash and case. All new windows are double glazed.

Wall & Floor Coverings
Throughout the property walls will be painted with two coats of white emulsion, except to where stone walls have been left as a feature. Woodwork is finished with white eggshell paint. The flooring will be installed in the majority of areas throughout the properties and will be a mix of oak hardwood flooring to the Stables and Cottages and a tropical hardwood to the Houses. Also included will be a selection of tiling, and carpets -please refer to the sales agents regarding individual properties.

Lighting & Electrical
All properties will have a combination of attractive low voltage downlighters, wall lights, ceiling spots and pendants. Lighting to both internal and external areas has been designed as a key safety feature, and an intruder alarm system is included. Smoke detector systems will be installed to all of the properties. Television and telephone points will be provided in the public room and master bedrooms.

Estate Grounds, Externals & Security
The external walls, roof and windows, cast iron guttering, railings, and rain water pipes, are being upgraded, overhauled and as necessary renewed to the historic fabric of the Listed Steading and to the House. All estate grounds, and landscaping within the development will become the responsibility of the Resident's Association and will be administered by a professional factor.

Documentation
A pack of relevant operating manuals for each property will be given to the purchaser on completion and handover of the individual properties.
